What are the differences between Marrakech and Essaouira ? The specificity of Marrakech is the mixture of culture and habitat: the riads in the medina, the houses in the Palmeraie and the apartments in the modern city named, “Gueliz”. La Palmeraie is the area outside of Marrakech and the most popular, the royal family and the Moroccan bourgeoisie live there. It is the most exclusive area, a bit like our Neuilly on the outskirts of Paris. The Ourika road and the Lalla Takerkoust Dam road are also in great demand particularly because they have a beautiful view on the Atlas and also because the prices are much lower. Marrakech is three hours from Europe; the weather is fantastic all year round, people speak French, the landscape is quite varied, there are many festivals, the cultural life is lively and for night owls, there are many restaurants, bars and nightclubs! On the contrary, Essaouira, where we opened an office 18 months ago, is a charming little harbor, much quieter, that sometimes looks a bit like Brittany. The medina is very pretty with very interesting historical areas. Outside of Essaouira, one can find houses on the water side at very attractive prices. What do people look for in Marrakech? They look for the very special atmosphere of the medina with the riads, the traditional houses built around an inner courtyard and in the countryside or the palmeraie, they look for houses with beautiful parks and a pool. Golf courses are also popular with properties facing the Atlas in gated communities. People visit one another on a regular basis, they are often retired and form a community of golfers wanting to have fun. The people who come here are very happy! Does the political situation affect the market? Europeans are obviously more cautious but they are also cautious in France! We also have Moroccan and Lebanese customers and for them, there are no political worries to have with Morocco, they fully trust the country. Are there many properties on the market? Yes, because there were many speculators, many real estate projects on golf courses for all kinds of customers with sometimes poor marketing and unsufficient market research.
